Live Work Lingwood

Brineflow have been granted planning permission for LiveWorkLingwood, a new development concept that combines modern architect-designed homes with integrated purpose built configurable workspaces to meet the needs of those running growing businesses from home.

If you work from home but your business has outgrown the spare room or garage, then this could be for you.  LiveWorkLingwood is a rare opportunity that allows people to sustainably live and work at home with hours to suit without the stress of commuting.

Commencing in 2017, the development will support upto thirty local businesses whilst providing space for about 100 people to work close to village amenities and facilities.

The design has at its heart a series of contemporary buildings that can be configured in a variety of different ways but each retains a consistent design approach and language informed by local vernacular design elements drawn from the local landscape and culture to reflect the highest standards in architecture significantly enhancing its immediate setting; and sensitive to the defining characteristics of the local area.

The LiveWorkLingwood Proposal comprises two distinctive elements:

Live/Work Elements

Seven live/work units consisting of a generously sized 144m2 family home with attached office or workshop, flexibly configurable according to need. Each unit an initial 72m2 or 96m2 commercial office/workshop, expandable to 108m2 or 144m2 as needs demand.

The live/work units are aimed at local people who own growing small businesses that need to escape the confines of the spare bedroom or have run out of space in the garage.

„„The home element aside, the integrated work element is steel framed and can be flexibly configured as either an office with glazed openings or as a workshop with a roller-shutter door. The office/workshop is free of business rates.

„„Amongst our target customers are self-employed plumbing, electrical contractors, small professional partnerships or niche craftsmen like the small boatbuilder, ebay businesses or small-run bespoke manufacture – all people for whom a hobby has become a business that can be run from home.

The Local Area

Lingwood is a village with a wide variety of shops, schools, pubs and facilities including public transport that supports not only the village itself but a wide hinterland to the south of the A47 as well as neighbouring parishes.

It is well connected to the transport network with an hourly bus and train service to Norwich and Yarmouth and is close to the A47 trunk road. 50,000 people use Lingwood rail station each year, which is a short walk away.

Government statistics show that over 1,000 people are self-employed or work wholly or mainly from home in this area. LiveWorkLingwood has been designed for them.
